It's easier than you might think! Our sales process for new home construction is simple: first, come visit a member of our helpful Sales Team, either at our Model Home, or at our sales office (or drop us an email or direct message!), and start a conversation as to what home design, price range, and neighborhood suit your needs. Once we find the home design right for you, we can decide on a suitable building lot and agree on the sale price, based on our official price list and any requested design changes. You can then reserve your lot by paying just a $500 downpayment! We'll then draft a purchase and sale agreement for review by you and anyone else assisting you in the purchase. Once you provide proof of financing, we'll begin construction!
To get your new home started, Donovan Homes only requires $500 and proof of financing. Your mortgage financing terms will determine what mortgage downpayment you will need on closing day - this is generally 5% of the purchase price for first-time home buyers but terms can vary! We have access to the very best mortgage processionals in the industry, so please contact us today if you'd like information on how to begin the financing process.
Yes! Our list prices include all taxes, such as HST. Head to our official price list on our website for our most recent prices, including tax.
Generally, the construction of a new home takes approximately 5-6 months after receiving initial building permits, which are applied for immediately after you finalize your plan and sign your purchase and sale agreement. Yes! Our Model Home is open every day from 2-4 p.m., including weekends. Our current Model Home is a Denver design, which contains our standard specifications and finishes consistent with all our completed homes, as well as some examples of upgrade options beyond our normal standard. As well, we often have other designs under construction or complete, which can be toured with a Sales Representative by appointment. Click here for details on how to locate our Model Home.
We do! Basement apartments (one and two bedroom) are available in selected models at additional cost. The cost of a completed apartment in a particular design will depend on the size and layout of the home - please contact us with regards to apartment pricing for specific designs/areas. We can also install "rough in" plumbing and electrical for the addition of a future basement apartment, also at additional cost.
None! We pride ourselves on the transparency in our pricing. Our standard specifications included in each of our homes are built into the prices on our price list. Allowances for cabinets, flooring, and lighting (provided to clients during the initial consultation) are also built into these list prices, and depend on the home design chosen. Any desired upgrades, design changes, or extra allowances can also be quoted during the initial consultation, and are built into your purchase and sale agreement - any changes after signing will have to be formally requested and approved by you in advance. Once you settle on your final plan and price, that is what you will pay - there will be no surprises on closing day!
In every Donovan Home, you can expect the highest quality building materials and workmanship, as well as beautiful finishes in every part of the home. After building over 1,500 homes, we have the experience to know how important it is to use only the very best suppliers and contractors. Our standard specifications are included in each of our homes, and standard allowances for cabinets, flooring, and lighting are provided in the consultation stage. Upgrades to finishes and allowances are available should the customer wish to build these into their sale price, and such changes are all agreed up-front and included in the purchase agreement!
You sure can! For new home construction, the customer can choose their own cabinets, flooring, lighting, and more, from suppliers of their choosing. Love the flooring you saw in a store on Topsail Road, but also loving the cabinets at another shop on Kenmount Road? We will work with both suppliers to build your dream home! If you are less inclined to use your own design flare, our sales team can easily guide you through the process and recommend our most common suppliers and finishes.
This is a common question! At Donovan Homes, we pride ourselves on having the most competitive prices in the market, while still delivering new homes of the absolute highest quality to all our customers. The major reason we can do so: we are a vertically integrated residential development company, which begins our business cycle by developing large new areas from raw tracts of land, installing our own water and sewer services, and doing earthwork with our own heavy equipment. From there, we can build new homes for great residents and families, and pass these cost savings on to them - we take great pride in handing them the keys on closing day for prices they can afford! Simply put, we aren't only building homes like many of our competitors - we are developing entire neighborhoods and surrounding amenities, giving us the ability to offer our customers a lower price on quality new homes that they will love.
Instead of selling our homes through real estate agents, Donovan Homes employs our own full time sales team, who exclusively dedicate their time to providing the highest possible customer service to each of our clients. Commissions saved on working outside the MLS are a major reason we can competitively price our homes - these savings are passed on to you, the customer, and are a major contributor to our affordable prices! If a client is interested in purchasing one of our homes, but has already engaged a real estate agent, we are then happy to work with that agent and client together through the sales process, and will compensate the real estate agent for their services upon closing, subject to certain conditions.
Generally, our lots are a standard measurement of 50 x 100 ft, and our homes are designed for this size lot - however, each of our phases often contain "corner lots", "pie shaped lots", and other non-standard lots with added depth or width, depending on the design of the subdivision. These lots are often the first to be purchased by customers when new phases open, so be sure and contact us today to get access to the very best lot selection!
Yes! All our homes can be customized based on your individual wants and needs. Like open concept homes? Prefer your living area to be separate? Looking to make a bedroom bigger? Add a walk-in closet? Everyone has their own tastes, and we can accommodate! If you start with one of our standard plans, and let our sales team know how you'd like to customize it, they can produce a customized plan in no time! Some customized items may come at additional cost, which we will quote you on - while others may not cost anything at all! Click here to get started.
While we prefer to build new homes based on our standard plans, due to our ability to be able to price these plans most competitively for our customers, we do occasionally work with clients who want to 'start from scratch' and work up a custom plan. Once we settle on a plan, we will provide a price quote for the cost - custom "from scratch" plans may be more expensive than our standard designs due to the additional time and work involved in completing custom designs. If possible, we do recommend that customers find a plan of ours most similar to what they have in mind and make customizations to that plan - that will reduce additional costs for the customer!
Donovan Homes is proud to offer some of the best warranties in the industry. We stand behind our product and craftsmanship - so much so, that we offer our own in-house warranty, which guarantees our work for the first two years after you take possession of the home. We build the majority of our homes in our own subdivisions, presently located in St. John's, Mount Pearl, Conception Bay South, and Paradise - and our list prices are based on building on land in these subdivisions. If a customer has existing land that they would like us to build one of our designs on, we will usually agree to quote a price to build for them, presuming the land is within a reasonable distance to our business operations.
